Holmes Beach is a quiet, residential community, and these rules protect your experience, your neighbors' peace, and the home. By booking, all guests agree to follow them. Please treat the home as if it were your own. The most important rule (Holmes Beach law) You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Holmes Beach actively enforces its vacation rental ordinance. Violations (noise, occupancy, parking) can result in fines billed to the guest and, in serious cases, removal from the property without refund. Occupancy Maximum overnight occupancy is 8 guests, including children and infants. The number of guests on the reservation must match the number staying overnight. No unregistered overnight guests. Check-in & check-out Check-in: 4:00 PM · Check-out: 10:00 AM Access is by smart lock. Your entry code and arrival instructions are sent the morning of check-in. Early check-in or late check-out may be possible if the calendar allows — just ask. Please don't assume it without written confirmation from us. At checkout: we kindly ask you to start the dishwasher, bag trash and place it in the bins, turn off lights, and lock all doors and windows. Minimum stay Holmes Beach law sets a 7-night minimum for this home. This is a city ordinance, not a house preference, and it cannot be shortened for any reason. Parking Park only in the driveway and designated on-site spaces — 4 vehicles maximum. Street parking is not permitted in this neighborhood and is enforced by the city. Do not park on the grass, on the swale, or in a way that blocks a neighbor's driveway. Boats, trailers, and RVs are not permitted. Noise & quiet hours Quiet hours: 10:00 PM – 7:00 AM (Holmes Beach Code §4-16). Maximum permissible noise is 65 dB (normal conversation) from 7:00 AM–10:00 PM and 50 dB (quiet conversation) from 10:00 PM–7:00 AM, measured at the property line. No excessive, boisterous, or repetitive noise — shouting, yelling — at any time. No outdoor amplified music. The pool, spa, and yard are close to neighboring homes and sound carries. Please keep evening conversation low outdoors. This is a family neighborhood with year-round residents. No parties or events No parties, events, or large gatherings. This includes weddings, receptions, and any gathering beyond your registered guests. Violation is grounds for immediate termination of the stay without refund. Smoking No smoking or vaping anywhere inside the home. This includes cannabis. Smoking is permitted outside only, away from doors and windows, with butts fully extinguished and disposed of in a trash bin — never in the yard, pool area, or landscaping. Evidence of indoor smoking incurs a deep-cleaning fee of $500. Pets Pets are welcome. A pet fee of $150 applies and must be added to your reservation before arrival — please tell us at booking if you're bringing a dog. No pets on furniture or beds. Clean up all waste in the yard and dispose of it in the outside bins. Never leave a pet unattended in the home. Undisclosed pets are treated as unregistered guests and may result in a pet fee plus a cleaning charge. Pool & spa Use the pool and spa at your own risk. There is no lifeguard on duty. Children must be supervised by an adult at all times, in and around the water. No diving. No glass anywhere in the pool or spa area — use the plastic and melamine drinkware provided. The pool is heated and held at a fixed 85°F year-round. Please do not adjust the heater, pump, or equipment settings. Spa: no more than 15 minutes at a time is recommended, and the spa is not suitable for infants or toddlers. Replace the cover when you're finished. Fenced yard & gate The yard is fully fenced, which makes it a good space for kids and dogs — but the fence only works if the gate is shut. Close and latch the gate every time you use it. Do not prop it open. Children and pets in the yard still require adult supervision. Gas grill The grill is for outdoor use only — never under a covered area, on a balcony, or indoors. Never leave a lit grill unattended, and keep children and pets away from it. Turn the propane off at the tank when you're finished and clean the grates after use. If the tank runs empty, message us — do not attempt to swap or transport it yourself. Trash & recycling Trash pickup: Monday and Friday. Recycling pickup: Tuesday. Bins go to the curb the night before pickup and back to their spot the same day after collection. Do not overfill bins or leave loose bags outside — wildlife will get into them. Rinse and break down recycling. Beach & home care The beach is a short walk. Please rinse off sand before coming inside — sand damages floors and plumbing. Beach gear is provided. Please return chairs, umbrellas, and toys to where you found them, and do not leave gear on the sand overnight. Report any damage or maintenance issue right away. Honest, prompt reports are never penalized; hidden damage is. Prohibited Illegal activity of any kind. Moving furniture between rooms or outdoors. Candles, incense, or open flames indoors. Commercial photography or filming without written permission. Tampering with security devices, smoke and CO detectors, or thermostats beyond normal use. Safety Smoke and carbon monoxide detectors are installed throughout the home — do not disable them. A fire extinguisher and a first-aid kit are located inside the home. Their exact locations are listed in the guest binder and in your arrival message. In an emergency, dial 911. For any property issue, contact us directly. Sea turtle nesting season (May 1 – October 31) Anna Maria Island is a protected nesting beach. After dark, close blinds and curtains on beach-facing windows and turn off or shield exterior lights facing the Gulf. Do not disturb nests, markers, or hatchlings. Fill in any holes you dig and remove all beach gear from the sand at night — abandoned gear traps hatchlings. Agreement By booking and staying at 5610 Palm Resort, all guests acknowledge they have read and agree to these rules and to the City of Holmes Beach vacation rental ordinance.
